The pictures were taken 4 years ago before the current tenant moved in. It needs paint, carpet, and a thorough cleaning. The kitchen is dated and one of the bathrooms is original. The A/C is from 2007. I would say it needs replacing but works as is with a fresh recharge. It is R22 which is outrageously expensive. I can allow for this in negotiation. Roof was done in 2012. We had a new well installed in 2009. Septic is original and in good condition. We pump it around every 5 years. I am very negotiable with cash buyers. It is currently rented to an older couple for way less than market value. They are month to month. In the 4 years they have been there, they have never been 1-minute late with payment. I don't have the heart to kick them out. I will allow for any repairs needed.
